After we walk through the home together, your inspector will personally explain the general condition of the home and systems with you and your agent. We will talk through any major issues that need to be addressed sooner rather than later. We will also mention the items that you will want to keep an eye on for deferred maintenance. All of this will be detailed in our easy-to-read Spectora report, that will be delivered in HTML and/or PDF format. From that report, you’ll be able to see the items we discussed, with images for reference.
Our job is to make sure you understand all aspects of the inspection process, and we do not stop there. Should you have any questions or concerns after the report, you are encouraged to give us call. We will provide you with an explanation of the report and options to assist you in making a confident decision about your property.

The roof is one of the most costly and important structures. We will examine the roof, its structure, shingles/tiles, flashing, gutters, downspouts and more.
This includes the exterior walkways and doors, siding, eaves and soffits, fascia, paint, and other such elements of the home’s exterior.
We will visually inspect the HVAC systems including ducts, filters, furnaces and air conditioning units.
We will visually inspect plumbing fixtures for proper function, including tubs, sinks, hoses, showers, water shut-off valves, and irrigation systems, if applicable, and look for leaks and other such flaws.
We will visually inspect both interior and exterior electrical systems including service drops, service masts, grounding, outlets, meters, circuit breakers, and other such systems.
We will test and examine all major appliances like hot water heaters, washers and dryers, dishwashers, refrigerators, freezers, and more.
Doors, Windows & Interior
We will check doors and windows for proper sealing and drafts, signs of mold or water damage, and more. We will also check the condition of all interior spaces.
Foundations, Basements and Crawl Spaces
We will examine the foundation, crawlspaces and basements to look for signs of things like past water damage, foundation cracking or shifting, and other such potentially expensive issues.
Attic, Ventilation & Insulation
We will examine the attic to ensure it is properly ventilated, check for mold and moisture, assess the level of insulation, and more.
Can you fail a home inspection?
It is not an appraisal, which determines market value. It is not a municipal inspection, which verifies local code compliance. A home inspector, therefore, will not pass or fail a house, but rather describe its physical condition and indicate what components and systems may need major repair or replacement.
What do they look for in a home inspection?

How long does it take for a home inspection report?
With HHI Home Inspections, the Client and the Buyers Agent should get the home inspection report that evening or first thing next morning but within 24-48 hrs of it being completed. Once all the inspections are in the your agent will works with the you to determine what repairs to request. Your agent will then present the repair request to the Sellers Agent to review with you.
